Project work
I take on scoped projects for owners and investors while I work toward an acquisition of my own.
For business owners and operators
- AI in the back office. Scheduling, quoting, invoice follow‑up, and customer reminders, set up on the tools you already use.
- Numbers you can act on. Pricing, margin by service line, and which customers and contracts actually make money.
For searchers and search fund investors
- Industry and target screening. Mapping a trade in a metro: who the independents are, who has already sold, and who is worth a call.
- First‑pass underwriting. Turning tax returns and P&Ls into a clear view of cash flow, debt capacity, and what a deal could look like.
- Diligence support. Customer, competitor, and market work on a live deal.
Scoped per project. Email andrew.bach@emory.edu with what you need.
Interests
Professional interests
- Entrepreneurship through acquisition. Buying a good small business from an owner who is ready to step away, then running it well. I am working toward buying an essential service business in Atlanta. For now that means meeting owners, learning how their businesses actually run, and helping where I can. Much of the skill set carries over from real estate: underwriting cash flow, sizing debt, reading operating statements.
- Essential service businesses. Fire and life safety, pest control, and the other trades that keep buildings safe and running. Demand that does not go away, recurring contracts, and owners who know their customers by name.
- Commercial real estate. Development, acquisitions, and credit: from screening sites and sizing debt to understanding why one building rents better than the one next door.
- Physical infrastructure. The depots, power, and land that new technology depends on. Radar taught me how much of autonomy is a real estate and utilities problem.
- AI and automation. Putting AI to work in the back office of small businesses: scheduling, quoting, and follow‑up. And how driverless fleets will change where we park, charge, and build.
Intellectual interests
- Economics. How rates, new supply, and tax abatements decide what gets built.
- History. How companies, cities, and industries rise and fall, and what the people running them missed.
- Psychology. Why owners hold losers too long and sell winners too early.
- Human nature. What makes people choose one place over another, and why they follow the crowd.
- Health and fitness. Training, nutrition, and the discipline that carries into everything else.
Outside work: weightlifting, basketball, music production, hip‑hop, chess, reading, film, travel, hiking.
